Who We Are

We're building the operational layer housing providers have been missing.

Noxera was born from a simple observation: housing associations across England are under more pressure than ever to respond faster, prove more, and manage more risk, but the tools they have aren't keeping up.

Our Mission

Help housing associations, councils, and ALMOs stay on top of high-pressure work, with less friction and more clarity.

Teams are stretched. Systems are fragmented. Compliance pressure is rising. And too much time is spent chasing updates, re-entering data, and firefighting, instead of doing the work that actually matters.

We're not building another housing management system. We're building a layer that sits on top of what you already have, making it easier to track work, follow ownership, see progress, find evidence, and keep important steps from being missed.

That's what Noxera is for.

What Guides Us

Three principles shape every decision.

01

Build with the sector, not for it.

Every feature is shaped by conversations with housing providers. We ship early, listen hard, and iterate with the teams who use the product every day. If it doesn't work for them, it doesn't ship.

02

Clarity beats cleverness.

The sector doesn't need another tool stuffed with features. It needs one where priorities are obvious, ownership is clear, and the right thing is easy to do. Boring, legible, reliable.

03

Compliance is a floor, not a feature.

Awaab's Law, the Homes Act, the Ombudsman. These aren't edge cases to bolt on later. They're the baseline we build against. Compliance shows up in the core workflow, not a separate module.

Tenants deserve safe homes. The people responsible for repairs and compliance (operators, surveyors, contractors, inspectors) deserve tools that make it natural, not burdensome. That's what Noxera is built to do.

The Noxera team

What We Stand For

Our values in practice

Control, not complexity

Feel in control, without the heavy lift.

The market doesn't need another complicated platform. It needs a way to feel in control of high-pressure work, without adding more admin, more tabs, or more training days.

Staff pressure matters

Built for humans, not processes.

We design for the humans doing the work, not just the process on paper. Overloaded teams need simpler tools, not more admin. If a feature adds friction for frontline staff, it isn't ready.

Low-friction adoption

Work alongside what you already have.

If it feels heavy, disruptive, or admin-intensive, we've got it wrong. Noxera should slot in with your existing systems, not demand a rip-and-replace to earn its place.

Built with, not for

Deliberate by design.

We're being deliberate about who we build with. Our conversations are with people operationally responsible for compliance and the way it's evidenced, the leaders whose perspective on what we're building actually shapes what ships and the order it ships in.

The Sector We Serve

Who Noxera is built for

Housing providers under pressure to respond faster, prove more, and manage more risk, with less room for error.

Housing Associations

Registered providers managing 1k–50k units.

Under RSH scrutiny, Ombudsman oversight, and growing consumer-regulation expectations. Noxera gives directors visibility without adding to frontline load.

Local Authority Housing

Council repairs and compliance teams managing public stock.

Legacy systems, split ownership across departments, and hard deadlines on repairs. Noxera threads workflows without ripping up what's already in place.

ALMOs & Managing Agents

Arms-length organisations and managing agents.

Accountable to both landlords and tenants, often across multiple client systems. Noxera provides a consistent operational record across portfolios.
